How VA underwriters measure affordability

VA's approach to affordability is different from FHA or conventional loans: the 41% DTI figure is a benchmark, not a hard ceiling, because VA's real underwriting tool is residual income — the dollars left over each month after the mortgage, taxes, insurance, debts, and an allowance for maintenance and utilities.

The 41% benchmark

Total monthly debt (housing payment plus every other recurring obligation) divided by gross monthly income. Below 41%, most files move forward without extra scrutiny. Above 41%, the file needs residual income that clears the regional requirement by at least 20%, or other documented compensating factors.

Residual income by region and family size

VA's Lenders Handbook (M26-7, Chapter 4) sets minimum residual income dollar amounts by Northeast, Midwest, South, and West region, by family size, and by whether the loan amount is above or below $80,000. A larger household or a Northeast/West address requires more cushion than a smaller household in the South or Midwest.

Why this matters

A veteran with a high DTI but strong residual income can still qualify — VA loans are approved this way routinely. Conversely, a low DTI with a large family and thin residual income can still get flagged. Both tests matter.

Does VA have a maximum DTI?

No fixed ceiling. Automated underwriting or a manual underwrite can approve a loan well above 41% back-end DTI when residual income comfortably clears the regional table, since residual income — not DTI alone — is VA's primary ability-to-repay test.
