Eligibility for a VA-guaranteed loan requires a valid Certificate of Eligibility, available entitlement, occupancy of the property as your primary residence, a VA appraisal, and satisfaction of the lender's credit and residual-income requirements. A VA funding fee may apply and may be financed; exemptions apply to certain veterans receiving VA compensation for a service-connected disability and to certain surviving spouses.
