2026 VA Funding Fee Changes: What Veterans Actually Pay Now
The VA funding fee schedule sets the one-time cost that replaces mortgage insurance on every VA loan. Here's the current chart, who's exempt, and how it's financed.

A full VA PITI calculator with no monthly mortgage insurance — the one-time funding fee is financed into the loan and amortized right along with it. Edit any field — totals update live.
No-obligation VA pre-qualification review.
A VA payment has three core parts: principal and interest, property taxes, and homeowner's insurance — there is no monthly mortgage insurance to add. If you finance the one-time funding fee (as most veterans do), it's added to the loan amount before principal and interest is calculated.
Because there's no monthly mortgage insurance, a VA payment is typically below an equivalent FHA or conventional payment for the same loan amount.
