Where the RLC shows up in your transaction

  • Appraiser assignment. The RLC's panel assigns a VA fee appraiser. Nobody on the transaction picks the appraiser, and appraisal fee schedules and allowable turn times are published per jurisdiction — a rural assignment in a large western jurisdiction can take materially longer than a metro one.
  • Notice of Value. The NOV carries the appraised value plus any conditions the property must meet before closing. Those conditions are the real gate, not the value alone.
  • Tidewater. A short window to submit comparable sales before a low value is finalized. Read the appraisal, MPR and Tidewater guide.
  • Entitlement and COE problems. When a record can't be verified electronically, the RLC's eligibility staff resolves it — usually faster when the request is escalated through WebLGY. Start at the COE walkthrough.

What does a VA Regional Loan Center actually do?

Each RLC administers the VA home loan program for its jurisdiction: it assigns VA appraisers from the regional panel, issues the Notice of Value, runs the Tidewater process when value looks short, handles Minimum Property Requirement questions, and works entitlement and COE issues that the electronic systems can't resolve.

Which Regional Loan Center handles my file?

Jurisdiction follows the property's state, not where you live or where your loan team is located. A veteran in Texas buying in Colorado is a Denver RLC file.

Can I choose my VA appraiser?

No. The RLC assigns the appraiser from its regional panel through the VA portal. Neither the buyer nor the mortgage professional selects the appraiser, which is a core protection built into the VA program.

What is Tidewater?

When a VA appraiser's value looks likely to come in below the contract price, the RLC's Tidewater process gives the point of contact a short window — typically two business days — to submit additional comparable sales before the value is finalized on the Notice of Value.
