What actually decides VA eligibility

VA eligibility comes down to three things, and none of them are your credit score or your income.

  • Length and period of service. 90 continuous days during wartime, 181 during peacetime, or six years in the Guard or Reserve are the common thresholds — with exceptions for a service-connected disability discharge, hardship, or an early-out.
  • Character of discharge. Anything other than dishonorable can qualify. VA looks at the discharge itself, not just the paper label.
  • Remaining entitlement. A prior VA loan that is still outstanding leaves you with partial entitlement, which brings your county's conforming limit back into the math. Restore or pay off the prior loan and full entitlement returns — with no VA loan limit at all.

How long do I have to serve to qualify for a VA loan?

Generally 90 continuous days of active service during wartime, 181 continuous days during peacetime, or 6 years in the National Guard or Reserve (or 90 days of active service under Title 10). Exceptions exist for a discharge due to a service-connected disability, hardship, or reduction in force.

Does a general discharge disqualify me from a VA loan?

No. Anything other than a dishonorable discharge can still qualify. VA reviews the character of service, and a discharge upgrade or a character-of-discharge determination can restore eligibility even after an other-than-honorable discharge.

Is this eligibility check a VA determination?

No. It is an educational screening tool. Only VA can confirm entitlement, and it does that through the Certificate of Eligibility (COE). The check tells you which documents to gather and which COE path applies to you.
