Loans above the county conforming limit move into VA jumbo/high-balance pricing; very small loans (<$100k) often price worse.
$0-down VA loans price close to loans with money down; the bigger cost lever is the funding fee, which drops from 2.15% to 1.5% at 5% down and 1.25% at 10%+ down.
1-unit primary is best. 2–4 units, condos, and manufactured homes get small adders.
Each point (1% of loan) buys roughly 0.25% off your rate, depending on market.
30-day locks price best. 45- and 60-day locks add 0.125–0.25% to your rate.
