Substitution of entitlement

When a qualified buyer assumes your VA loan, your entitlement stays tied up unless that buyer substitutes their own eligible VA entitlement for yours in the assumption. Veteran buyers sometimes negotiate this specifically to free up the seller's entitlement as part of the deal.
