Quick answer

Is there a VA jumbo loan limit?

"VA jumbo" is an industry label, not a separate VA program. Since January 1, 2020, veterans with full entitlement have no VA loan limit under the Blue Water Navy Vietnam Veterans Act. A down payment can apply only when reduced entitlement is used above the county limit. Lenders may still set their own maximum loan amounts and credit or reserve rules.

  • No VA loan limit applies with full entitlement since 2020
  • County limits matter only when entitlement is reduced
  • Reduced entitlement can require 25% of the amount above the guaranty figure
  • Lenders may set their own maximum loan size and reserves
  • Income, residual income and credit still decide approval
What this means for your mortgage

With full entitlement, the VA sets no loan limit; your income and the lender's own rules decide the size.

Short answer: "VA jumbo" is an industry term, not a separate VA program. Since January 1, 2020 (Blue Water Navy Vietnam Veterans Act of 2019), borrowers with full entitlement have no VA loan limit. A down payment can apply only when you use reduced (partial) entitlement. Lenders may set their own maximum loan amounts, credit and reserve requirements on large loans.

Full entitlement vs partial entitlement

SituationVA loan limit?Down payment required by VA?
Full entitlement (first use, or entitlement restored)No limitNo, subject to income, credit and appraisal
Partial entitlement (prior VA loan still open)County limit used to measure guarantyPossibly, to reach 25% coverage

The partial-entitlement down payment formula

  1. Take the county loan limit × 25%.
  2. Subtract the entitlement already in use. This is your remaining guaranty.
  3. Lenders generally look for guaranty plus down payment equal to 25% of the loan amount. Any shortfall is the down payment.

Your lender confirms the exact figure from your Certificate of Eligibility.

Why lenders treat large loans differently

VA guarantees part of the loan. It does not set a lender's maximum. Many lenders apply overlays on high balances, such as higher credit scores, cash reserves, or a second appraisal. Those rules vary by lender and are not VA requirements.

Frequently asked

Is there a VA jumbo loan limit?

Not for borrowers with full entitlement. Since January 1, 2020, VA does not cap the loan amount for full-entitlement borrowers. Lenders may still set their own maximum loan amounts and credit requirements.

When do I need a down payment on a large VA loan?

When you have reduced (partial) entitlement, for example because a prior VA loan is still open. The guaranty is then measured against the county loan limit, and a down payment may be needed to reach 25% coverage.

Where do I find my county limit?

County limits come from the FHFA conforming loan limit schedule and apply only to partial entitlement. See our county loan limits pages.
